Planning Promotion
A "Win-Win" for community & landowner.
The Full Pitcher Pub at Ledbury included a 7 acre site to the rear which had been home to the Ledbury Town Cricket Club for many years. Working with our planning promotor, Silverwood Partnership, we secured outline planning consent for 100 new affordable homes on the land and acquired nearby farmland for the development of a new cricket pavilion, nets and ground. We successfully sold the housing land, facilitating a new car park for the Full Pitcher Pub and relocated Ledbury Town Cricket Club to their newly completed pavilion and ground.

The Yacht Club
New Headquarters for MDL
Relocating the MDL Headquarters from Hamble Point Marina to The Yacht Club in Ocean Village Marina Southampton. The project included conversion of the former yacht club premises over 3 floors to create a marina reception at the entrance with modern open plan, collaborative office accommodation and a board room. New M&E services, HVAC, IT & AV equipment and furniture was installed throughout.
A self contained luxury three bed apartment with balcony overlooking the marina was developed in surplus space on the second floor. The value created from the development and sale of the apartment on a long lease generated significant cash proceeds, which funded a large proportion of the project cost. A new apartment lease and reapportionment of the building service charge was required to facilitate the sale.

The new MDL Headquarters were named The Yacht Club and opened at the Southampton International Boatshow in September 2019.

Outsourcing
Single & total service solutions
MDL required outsourced service solutions for two activities which had previously been managed "in-house". It was essential to identify potential partners not only with the relevant expertise but also who shared MDL's values.
​
The projects were designed and document packs developed for each project to facilitate the tender and selection process.
​
Marine Projects & MMO Licence Management
Marina Project Limited were selected to manage MDL's MMO Licenses and annual dredging programme.
Project Management and design capability was made available to support MDL's internal team, together with independent specialist marine engineering advice for its management companies.
Residential Property Management
​
In addition to its 500,000 sq ft commercial property portfolio, MDL owns management companies which provide estate services to over 325 residential owner occupied units across two marina estates in Southampton.
​
Residential property management, company secretarial services and residential accounting was outsourced to Rendall & Rittner between 2018 & 2019, enabling MDL to focus on its core business.

Estate Parking Solution
Project scope, tender & rollout
MDL sought a car parking solution for its marinas which enabled integration with existing access control systems and introduced a barrier controlled, pay on exit environment for its customers.

A project brief was developed and tender process implemented, with HUB Parking Technology being successfully awarded the contract to supply equipment to the first 7 marina locations.​

Parking policies, signage and tariff structures were also developed as part of the project.
